The Hillbrow / Berea area is Johannesburg’s original flatland, a densely populated inner-city precinct containing a large number of high-rise buildings and offering a very wide selection of rooms and flats to let.
Along with other central suburbs, the Hillbrow /Berea area went into serious decline in the 1980s and 90s, and most of the apartment blocks here fell into disrepair as overcrowding, crime, drugs and degradation took hold. Since then, however, the provincial government, city council and property owners have been working alongside managing agents like Trafalgar to regenerate the area and rehabilitate the residential buildings, including the 54-storey Ponte City, which is tallest the apartment tower in the city.

The council and the SAPS are also continuing their efforts to eradicate crime and grime.
Hillbrow / Berea is surrounded by Braamfontein, Parktown, Yeoville and Joubert Park, and well-served by public transport, so is of course a popular choice for students seeking affordable accommodation close to Wits University, the University of Johannesburg’s Doornfontein campus, the Charlotte Maxeke Academic Hospital and all the other tertiary education institutions in Braamfontein and Parktown.
These include Intec College, Damelin, the Richfield Graduate Institute of Technology, MSC Business College, Boston City Campus, London School of Business, the Studio5 Fashion Institute, Southwest Media School and the Central Technical College.
However, renting a flat in Hillbrow/ Berea also gives tenants quick and easy access to the Johannesburg CBD by bus or taxi, and to Rosebank and Sandton via the Gautrain terminus at Park Station. The area is consequently also sought-after by young working people as well as artists, budding entrepreneurs and foreign immigrants.
Other landmarks in the area include the Telkom Tower, a telecommunications tower that defines the Johannesburg skyline and at 269m is the tallest man-made structure with an elevator in Africa. And just a few blocks away is Constitution Hill, a formerly notorious prison that is now the seat of the Constitutional Court and also a museum that documents SA’s journey to democracy.
For those who rent a room or flat in Hillbrow/ Berea, the nearest shopping centres are the Highpoint Centre and The Bridge and Park Central malls in Joubert Park, but there are also dozens of small shops and restaurants along Pretoria and Kotze streets, the area’s main thoroughfares.
The Netcare Park Lane private hospital is only a short distance away in Parktown and for residents with young families, there are many creche and day-care facilities in Hillbrow / Berea. Some apartment blocks are also child-friendly with their own safe play areas. Local schools include Roseneath Primary and St Endas Secondary, while Yeoville Boys’ Primary, Observatory Girls’ Primary, Parktown Boys’ High, Rand Girls’ High and the United Church schools are all within a few a few minutes’ drive.
