JOB DESCRIPTION: CARETAKER
Position Title: Caretaker
Property: Feora Body Corporate
Reporting To: Trustees / Managing Agent
Employment Type: Full-time
Purpose of the Position
The Caretaker is responsible for the overall upkeep, maintenance, safety, and cleanliness of the Feora Body Corporate property. The role ensures that common areas, facilities, and infrastructure are maintained to an acceptable standard, and that any maintenance or security issues are promptly identified, reported, and addressed.
Minimum Requirements
- Minimum of 5 (five) years’ proven experience as a Caretaker, Building Supervisor, or in a similar role within a residential complex, estate, or sectional title scheme
- Practical knowledge of general maintenance, minor repairs, and property upkeep
- Ability to supervise contractors and service providers
- Basic administrative and reporting skills
- Good communication and problem-solving skills
- Ability to work independently and take initiative
- Physically fit and able to perform hands-on duties
Duties and Responsibilities
Duties and responsibilities include, but are not limited to, the following:
Maintenance and Repairs
- Perform basic repairs and routine maintenance tasks as required
- Carry out minor repairs, including preventative maintenance (e.g. applying drainage liquids to minimise pipe blockages)
- Identify and report flat leakages, plumbing issues, and structural defects
- Monitor and report all maintenance or repair issues to the Managing Agent or Trustees
Contractor Management
- Source, book, and supervise contractors for major repairs and maintenance work
- Ensure contractors comply with Body Corporate rules, safety standards, and agreed scopes of work
- Monitor quality of work and report completion or issues
Property Upkeep and Asset Control
- Monitor cleaning materials, tools, equipment, and furniture
- Maintain records of assets, stock usage, and replacements
- Manage waste removal and recycling processes in accordance with Body Corporate policies
Security and Access Control
- Secure the property and ensure access control procedures are enforced
- Conduct regular rounds to identify security risks or concerns
- Ensure vehicles are not blocking access points, driveways, or other residents
Inspections and Monitoring
- Conduct regular inspections of common areas, parking areas, and facilities
- Identify health and safety risks and report them immediately
- Ensure compliance with Body Corporate rules and regulations
Administration and Reporting
- Perform administrative duties, including record-keeping and incident logging
- Compile and submit monthly maintenance and activity reports
- Keep maintenance schedules and service records up to date
